You can, and it's perfectly safe! With the start of the COVID-19 pandemic, the Bulgarian property market went into "standby" mode, but not for long. Any crisis makes us look for new ways and ways to fulfil our needs. Some of the property sellers in Bulgaria withdrew their flats from sale and began to watch the market. But the interest in Bulgarian property on the sea, surprisingly, has not fallen and those sellers who were able to adjust to the "remote" mode, were able to sell their properties through a trusted person (lawyer) and receive the money for the flat on their own account in their country.
Ideal Estate Real Estate Agency has extensive experience in remote property sales on the Black Sea coast of Bulgaria. All stages of the transaction are as transparent as possible and only with the consent of the seller. Our lawyers will competently prepare all the necessary documents for the transaction and will carry out everything quickly and safely.

Of course Yes! If you have found your dream property in Bulgaria, but it is not possible to come and carry out the transaction now, the company "Ideal Estate" will organise for you remote booking of the property, or carrying out the transaction through a trusted person (Bulgarian lawyer). We will organise for you an on-line inspection of the flat on the sea in Bulgaria, we will pay attention to any details, we will examine together with you through a camera phone the surrounding area, the road to the sea, the infrastructure nearby, and, if you are satisfied with everything, we will sign a reservation agreement with you, with a full description of the object, fixed price, terms of re-registration of the property in your ownership, and bank details for transferring the deposit for the flat. And it will be just a matter of coming to Bulgaria for the transaction, registering the property with the local notary, getting the keys and enjoying your holiday in your flat at the sea.
It is hard to imagine the modern world without the Internet, and the COVID-19 pandemic has switched everyone to online mode. There are new concepts of "self-isolation" and "telecommuting". All life is online - distance learning, online fitness, online doctor's appointments, online grocery shopping, etc. The property market in Bulgaria has also adapted to modern realities. Or rather the market participants, both buyers and sellers of property in Bulgaria.
To buy a flat online you do not even have to come to the country. This opportunity is often used by those buyers who have already holidayed in this or that area more than once, know all the pros and cons, and, seeing a profitable option of property in Bulgaria, but not being able to come, are ready for the step "remote purchase". Or if you want to buy a property in Bulgaria on the sea, looking through numerous sites, and find the most favourable object, you will also suit the option of remote booking.

Before buying a property in Bulgaria, you should decide on the purpose of your purchase. If the main purpose is summer holidays, renting out in your spare time, then here you will find such resorts as Sunny Beach, Sveti Vlas, Elenite, Ravda etc. If you plan to move to Bulgaria to live permanently, you should choose cities where you will be comfortable to live in the winter time. For example, Pomorie, Ravda, Bourgas, Sveti Vlas, Nessebar, etc.
Pomorie, Ravda, Bourgas, Sveti Vlas, Nessebar, etc.

The process of buying a property in Bulgaria can be divided into two stages.
First - your arrival in Bulgaria to inspect the pre-selected properties. It usually takes two or three days to select a property and sign a reservation agreement or preliminary contract.
The second - registration of the property in your ownership, usually occurs 2-3 weeks after leaving a deposit. The transaction itself, when the Notarial Deed is signed at the notary and the full settlement takes one day.

Becoming a property owner in Bulgaria imposes certain payment obligations on you:

Coastal property can be roughly divided into two types:
1) flats in residential buildings without support tax and
2) flats in complexes with support tax.
If the flat is located in a complex where the territory is fenced, there is security, video surveillance, landscaping, there is a swimming pool, sun beds, umbrellas, playgrounds, the building has a lift and the common areas are cleaned and lit - for all these amenities homeowners pay a support tax. This is paid to the management company that maintains the complex. The fee is usually paid once a year and the amount is set individually by each complex. The average support fee on the coast is from 8 to 15 euros per square metre of flat area. In some complexes the fee is fixed (e.g. 400 or 600 euros per year, regardless of the size of the flat).
Conventional apartment blocks are commonly thought of as properties with "no support tax". But this is not quite true - you will still need to pay some amount for lighting in the entrance, lift, cleaning. Just the amount will be less. On average between 50 and 200 euros a year.

Anyone with a passport and money can buy a property in Bulgaria. Your right to own a property will be protected by Bulgarian law.
